Common questions
Does it cost anything to join your investor list?
No. The buy box is free. When we move toward a property, my compensation is written into a buyer agreement that we go over before you sign anything. In many deals the seller's side offers compensation to the buyer's agent, and if there's ever a gap, it's spelled out up front so there are no surprises.
Why do I have to sign an agreement before seeing addresses?
Industry rules now call for a written agreement before a buyer tours a home, and many opportunities come with seller details that aren't public. The agreement lets me share them and clearly spells out what I do for you and how I'm paid.
Are these deals really off-market?
Some are offered privately through my brokerage and network before or outside a public listing. I'll tell you each property's status up front, and I won't call something off-market if it's already on a public site.
What areas do you cover?
Central Indiana. My home base and deepest market knowledge is Hamilton County (Noblesville, Fishers, Carmel, and Westfield), and many investment opportunities are in the Indianapolis area. Put your target areas or zip codes on the form.
Do you guarantee returns?
No. Rents, taxes, and expenses vary, and much of the information I receive comes from sellers and hasn't been independently verified. I'll show you what I have and mark what's confirmed, and you should verify everything and talk with your own legal, tax, and financial advisors before you buy.
