Ryan Benroth HomesAgent with Highgarden Real Estate

For rental owners in Central Indiana

Done being a landlord? Let's sell it quietly.

I'm Ryan Benroth, a Hamilton County agent with 12 years in the business. I market rentals and small portfolios to investors first, before a sign goes in the yard or a listing hits every portal. If that doesn't get you the right deal, we go to the open market together.

A short conversation first. No pressure and no obligation.

Who this is for

Most of the owners I talk to are in one of these spots.

Out-of-state owners

You bought here, moved away, and managing it from a distance has stopped being worth it.

Tired landlords

The tenants, repairs, and late-night calls cost more than the monthly check is worth to you now.

Inherited rentals

A property came to you through an estate, and you want it sold without turning it into a second job.

Small portfolio owners

You hold two to ten doors and want to sell one, several, or all of them to the right buyer.

How it works

Four steps, and you decide at each one whether to keep going.

1

We talk through your goal

Price, timing, tenants in place or not, and what you'd keep or walk away from. I'll tell you plainly what I think is realistic.

2

I review the numbers

Rents, taxes, insurance, condition, and comparable sales, so we price it based on what investors actually pay.

3

Quiet investor marketing

I send a teaser to investors who've already told me what they buy. No address goes out until a buyer signs an agreement.

4

Offers, then close

I help you compare offers on price and terms, and I manage the process through closing. You can handle it all remotely.

Your options, side by side

The right route depends on your situation. Here is how they usually compare.

 Quiet investor-firstOpen market listing
VisibilityLimited to investors who match the propertyPublic on the MLS and major portals

I'll tell you which route I'd pick for your property and why. I'm not going to push you toward the quiet route if the open market would serve you better.

What helps me get started

You don't need everything at once. Whatever you have is enough for a first conversation.

The basics

Address or addresses, what you paid and when, and whether it's occupied.

The income side

Current rents, lease end dates, and a rough rent roll if you have one.

The costs

Property taxes, insurance, any management fees, and known repairs or deferred maintenance.

Common questions

What does it cost to sell with you?
The commission and terms are set out in a listing agreement, and I walk through them with you before you sign anything. Ask me and I'll give you the specifics for your property type.
Do I have to come to Indiana?
Usually not. Most of the process works by phone, email, and electronic signature, and I coordinate access, photos, and showings locally.
What about my tenants?
It depends on the lease. Many investors buy with tenants in place, which can be a selling point. I'll review the lease terms with you and keep the process respectful of the people living there.
Can you guarantee a price or a timeline?
No, and be cautious of anyone who does. I'll give you my honest read on pricing based on rents, comparable sales, and current investor demand, and we adjust if the market tells us something different.
Which areas do you cover?
Hamilton County and the surrounding Central Indiana market, including Noblesville, Fishers, Carmel, Westfield, and Indianapolis. If your property is nearby, reach out and I'll tell you if it's a fit.
I'm an investor looking to buy. Is there a page for that?
Yes. See the investor page to share your buy box.
