Q&A / Selling a home
Is winter a good time to sell?
Short answer
Late winter, yes. Homes listed in late February have consistently netted the most per square foot in Hamilton County. Early winter is more mixed: November can work in your favor, and December is the month I’d avoid unless life forces the timing.
Why does late February work so well?
From March through May, buyer traffic peaks, but so does the number of homes competing for those buyers. A late-February listing hits the market just ahead of that wave. The buyers who are out then have usually been watching all winter, they’re pre-approved, and they’re ready to move. You get spring-level demand while you’re still facing winter-level competition.
What about November?
Fewer buyers are looking, but fewer sellers are listing, too. If your home shows well and is priced right, it gets a closer look than it would in a crowded April. People touring houses in November usually aren’t browsing for fun.
Why avoid December?
Buyer activity drops around the holidays, and a listing that sits through them carries those days on market into the new year. When spring buyers show up, they see a home that’s been for sale since before Christmas and start wondering what’s wrong with it. If you have a choice, wait and list in late February instead.
What if I have to sell in winter?
Then the calendar matters less than you might think. A lot of winter moves are driven by life, not timing: a job relocation, a divorce, an inherited home, a lease ending. The buyers out in winter tend to have deadlines of their own, so their offers are serious. What matters most is pricing it right from day one, because a winter listing that sits has fewer fresh buyers coming through to rescue it.
Will my house show well in winter?
Inside, it can show better than you’d expect: warm lighting, a clean and uncluttered house, and the heat on for showings go a long way. Where winter hurts is curb appeal and outdoor space. If your yard, patio or landscaping is the home’s biggest selling point, spring may be worth the wait. For the full month-by-month picture, see my guide on when to sell in Hamilton County.
What I tell my clients
If you’re aiming for a spring sale, your prep work starts in January. The sellers who are ready to list in late February get the best of both seasons.
Words you’ll hear
- Days on market
- How long a home has been listed before it goes under contract. Buyers read a high number as a sign something is wrong.
- Inventory
- The number of homes for sale at a given time. Lower inventory means less competition for sellers.
- Price per square foot
- The sale price divided by the home’s finished square footage. It’s a common way to compare value between homes.
