Q&A / Moving to Hamilton County
Noblesville or Westfield: which is right for me?
Short answer
Noblesville if value, character and a real downtown matter most. Westfield if you want new construction and don’t mind a town that’s still being built around you. Westfield’s median price runs about $89,500 higher.
How do prices compare?
Through October 2026, the median sale in Westfield was $499,450, up 7.9% from the same period last year, the fastest climb of the four big Hamilton County cities. Noblesville’s median was $409,950, up 5.1%.

What is Westfield like?
Westfield is where most of the county’s new building is happening. Grand Park anchors it, the downtown is changing fast and new subdivisions keep opening. Schools are Westfield Washington. If you want a brand-new house with a builder warranty, you’ll have the most choices here.
What is Noblesville like?
Noblesville is the county seat, with a historic courthouse square, the White River and Morse Reservoir. The housing ranges from century-old homes near downtown to newer subdivisions and lake properties, and schools are Noblesville Schools. You get Hamilton County at the lowest median price of the big four.
Who is Westfield not for?
People who hate construction traffic or want a place that’s settled. Westfield in five years won’t look like Westfield today.
Who is Noblesville not for?
Buyers who will only consider brand-new. Noblesville has new construction, but far less of it, and a lot of its charm lives in older homes.
What I tell my clients
I live and work in Noblesville, so I’ll own my bias. I still send plenty of buyers to Westfield, because for some families new construction and space matter more than a historic square. The right answer is the one that fits how you actually live.
Words you’ll hear
- Median sale price
- The middle sale. Half the homes sold for more, half for less. It’s a better gauge than the average, which a few big sales can skew.
- Builder warranty
- A new-construction warranty from the builder, often covering workmanship for a year and major structural items for longer.
- Year-to-date
- Every sale from January 1 through the most recent full month.
