Q&A / Moving to Hamilton County

Does it matter which Hamilton County city I buy in for property taxes?

Short answer

Less than you’d think if it’s the home you live in, and more if it’s a rental. Indiana caps property tax on your primary home at 1% of its gross assessed value, so for many owner-occupied homes that cap is the real ceiling, whichever city you pick.

Do the tax rates differ by city?

Yes. The certified 2026 rates per $100 of assessed value are about 1.998 in Carmel, 2.196 in Fishers, 2.325 in Westfield and 2.680 in Noblesville city. Rates can also vary by taxing district inside a city, so always check the specific address.

So why doesn’t that matter more?

Because of the circuit breaker cap. Indiana’s constitution limits property tax on a homestead to 1% of gross assessed value. Many homes in all four cities would owe more than that on paper, so the cap decides the bill, not the rate.

Say a home’s assessed value is $450,000. After the homestead deductions, the math at Carmel’s rate and at Noblesville’s rate both land above $4,500, so in either city the cap holds the bill to about $4,500. The new homestead credit then takes off up to $300 more.

What changed in 2026?

A 2025 state law added a new credit for homesteads equal to 10% of the bill, up to $300 a year, applied automatically. The same law is phasing the deductions over the next several years, so expect the calculation to keep shifting.

Is there a catch?

One. Taxes voters approve in a school referendum can be added on top of the cap. Several Hamilton County school districts put referendums before voters in 2026, so check what passed in the district you’re considering.

What if it’s a rental?

Then the city matters a lot more. Rentals and second homes are capped at 2% instead of 1%, so a higher rate is much more likely to show up in your bill and your cash flow. If you’re buying to rent, run the taxes for the exact address before you make an offer.

What I tell my clients

Never estimate your taxes from the seller’s bill. If they had an over-65 credit, or the home wasn’t their homestead, your bill can look very different.

Words you’ll hear

Assessed value
The value the county assessor puts on the property for tax purposes. It’s often different from what the home would sell for.
Homestead
Your primary residence. Filing for it gets you the lower 1% cap and the homestead deductions.
Circuit breaker cap
Indiana’s limit on property tax: 1% of gross assessed value for a homestead, 2% for rentals and other residential, 3% for commercial.
