Q&A / Moving to Hamilton County
Carmel or Westfield: which is right for me?
Short answer
Both sit along the US-31 corridor, so it comes down to established versus new. Carmel is finished and amenity-rich. Westfield is where you’ll find newer homes and more space for less, with a median price about $98,500 below Carmel.
How do prices compare?
Through October 2026, the median sale in Carmel was $598,000 and in Westfield $499,450. Westfield prices rose 7.9% over the same period last year and Carmel rose 5.8%, so Westfield is catching up, but the gap is still close to $100,000.

Why do buyers choose Carmel?
Everything is already there: the Arts & Design District, City Center, the Monon, walkable pockets and Carmel Clay Schools. Most homes are resale, so you’re buying into a finished neighborhood instead of waiting for one to grow up around you.
Why do buyers choose Westfield?
Newer homes, larger lots in some areas and a lower entry price. A lot of Westfield buyers looked at Carmel first and realized the same budget gets them a newer, bigger house a few minutes north. Grand Park and a fast-changing downtown give it its own identity.
What about the commute?
Both use US-31 heading south. Southern Westfield is barely different from northern Carmel, but the farther north you go in Westfield, the more drive time you add.
Who is each city not for?
Carmel isn’t for someone set on new construction. Westfield isn’t for buyers who want walkable, already-built amenities right outside their door.
What I tell my clients
Drive both at 7:45 on a weekday before you decide. The commute and the school drop-off line will tell you more than any listing.
Words you’ll hear
- Median sale price
- The middle sale. Half the homes sold for more, half for less. It’s a better gauge than the average, which a few big sales can skew.
- Resale
- A home someone has already lived in, as opposed to new construction.
- Year-to-date
- Every sale from January 1 through the most recent full month.
