Crooked Stick is a small, high-end pocket of Carmel inside Carmel Clay Schools. Here is what homes sold for over the last 12 months, what the listings show for HOA dues, and what to ask before you offer.
In the last 12 months, 9 homes sold in Crooked Stick. The median sale price was $1,850,000. Sales ranged from $760,000 to $4,600,000, so this is not one price point. It covers everything from a $760,000 home of about 2,550 square feet to estate-level homes of 10,000 square feet or more.
With only nine sales, one or two large homes can move the numbers a lot. Treat the median as a rough guide and look at the individual sales for any home you are considering.

Data note: Sales figures are summarized from MIBOR MLS closed sales in the 12 months before November 2026 and are not a valuation of any one home. HOA details come from recent listings and can change, so confirm with the association before you buy.
Price per square foot gives a better comparison than sale price here, because home sizes vary so much. Across the nine sales it ran from about $197 to about $606 per square foot, with a median near $298.
Your best read on value will come from comparing a specific home against the closest sales by size, lot and condition, not from the neighborhood median.
The two listings I reviewed showed a mandatory fee paid annually, at $200 per year on one and $440 per year on the other. The association appears under slightly different names, Crooked Stick HOA and Crooked Stick Home Owners Association. The amount differs between listings, so confirm the current amount with the association before you write an offer.
Ask for the covenants, the current budget and any rental rules in writing. Also ask what the fee pays for, whether there is a transfer fee at closing, and whether the golf club membership is separate from the HOA. Having a golf club nearby does not mean membership is included in the HOA fee.
The recorded covenants for Crooked Stick Estates and Crooked Stick West are older plat-style restrictions, and the copies I could read are short and in poor condition. I read them for what they do and do not say:
This summary is from a courtesy copy of the recorded documents. Later amendments and current association rules were not reviewed, and any of these provisions may have been changed, so confirm with the association before you buy.
A note from Ryan: I put this guide together from MLS sales and listing data, because most neighborhood pages online are auto-generated and skip the part that matters: the real numbers and what to confirm. If I got something wrong or out of date, tell me and I will fix it.
