Gray Eagle is a premium-size-home market: no sale in the past year was under $550,000, and the median home was well over 4,000 sq ft. Per square foot, it came in around $148, lower than smaller-home neighborhoods because the homes are so large.
The Bluffs and Links sections sat at the lower end of the range, while Woods had the highest median and the one sale above $1,000,000. With 6 or 7 sales per section, compare within a section and ask for recent sales on the same street.
Several listings showed monthly fees of $215 to $223. The $215 listings were managed by Kirkpatrick and included entrance and common area, insurance, irrigation, lawn care and snow removal, and one also listed trash removal and a clubhouse. A listing managed by OMNI showed $223 a month for lawn care, grounds maintenance, snow removal and trash removal.
One listing showed a different setup: $849 per year with maintenance of common areas, a nature area and tennis, and no lawn service listed. That likely reflects a different sub-association, so confirm which one applies to the address.
Listings described a pool and clubhouse, tennis, pickleball, a park and playground. Covenants and restrictions apply, and one listing referenced a planned unit development. I have not read the association documents, so ask for the covenants, the budget and any rules on exterior changes before you write an offer.
I read the Gray Eagle Master Declaration, recorded in 1998, along with the plat covenants for several sections. The sections have their own documents, so check which one your address falls under.
This summary is from a courtesy copy of the recorded documents. Later amendments and current association rules were not reviewed, and any of these provisions may have been changed, so confirm with the association before you buy.
A note from Ryan: I put this guide together from MLS sales and listing data, because most neighborhood pages online are auto-generated and skip the part that matters: the real numbers and what to confirm. If I got something wrong or out of date, tell me and I will fix it.
