Price

What Homes in Sunblest Actually Sold For

Sunblest is a tightly clustered market: half of the 76 sales landed within about $35,000 of each other, between roughly $340,000 and $375,000. The lowest sales, from $270,000 to about $305,000, were mostly 3-bedroom homes. The highest were four-bedroom, larger homes up to $467,000.

Median price per square foot came out around $200, which is higher than most of the larger-home neighborhoods because the homes here are smaller. If you are comparing to Gray Eagle or Saxony, compare on square footage and age, not just price.

Amenities and HOA

What the HOA Fee Covers

HOA status

The listings I opened showed Association: No, with no fee, management company or amenities listed. I have not confirmed it for every section, so check the listing and the title work for the specific address. Some neighborhoods have voluntary or limited associations.

Ask before you offer

What that means for buyers

No HOA usually means no monthly dues, but it also means no shared amenities such as a pool or clubhouse, and fewer neighborhood-wide rules. City and county ordinances still apply. If a home you are considering mentions any association or deed restrictions, ask for the documents before you write an offer.

Recorded documents

What the Recorded Covenants Say

Sunblest Farms was built in many sections, and the only recorded declaration I could read covers Sections 19 and 20, dated December 1, 1990, with a later recorded amendment. Other sections may have different rules, so ask which section a home is in.

  • Owner occupancy. The amendment says all dwellings in Sections 19 and 20 must be owner occupied, with no lease, lease to purchase, rental or other non-owner occupancy. It took effect May 1, 1998, and any home already used as a rental could stay that way until the lot was sold and title transferred. If you are buying in these sections as an investment, this matters more than anything else on this page. Confirm with the association whether the restriction is still in force.
  • Dues. The declaration capped the annual general assessment at $40 per lot until the pool and bathhouse were built, then at $250 per lot after that, with yearly increases limited to 10 percent without a vote of the members. Current dues are higher, so confirm the current amount.
  • Vehicles. Campers, trailers and boats cannot be parked on any street in the development.
  • Pets. Household pets must be kept reasonably confined so they are not a nuisance, including noise, and owners may not let them relieve themselves on other owners' lots.

This summary is from a courtesy copy of the recorded documents. Later amendments and current association rules were not reviewed, and any of these provisions may have been changed, so confirm with the association before you buy.

Fit

Who Sunblest Fits, and Who It Doesn't

It tends to fit if you

  • Buyers who want a Fishers address in the mid-$300,000s without HOA dues
  • Buyers who want a modest-size home with no HOA dues
  • Buyers who want the largest pool of comparable sales to price against

It may not fit if you

  • Buyers who want neighborhood amenities such as a pool or clubhouse
  • Buyers who need 3,500 sq ft or more, since the biggest home sold here was about 3,290 sq ft

A note from Ryan: I put this guide together from MLS sales and listing data, because most neighborhood pages online are auto-generated and skip the part that matters: the real numbers and what to confirm. If I got something wrong or out of date, tell me and I will fix it.
