Lancaster in Westfield: What It Costs, What the HOA Covers, and Who It Fits

Lancaster is a large Westfield community inside Westfield-Washington Schools that sells at two very different price points. Here is what homes sold for over the last 12 months, what the listings show for HOA dues and amenities, and what to ask before you offer.

The short version

Lancaster at a Glance

In the last 12 months, 54 homes sold in Lancaster with a Westfield address. The median sale price was $333,750, and the middle half of sales landed between about $318,500 and $515,000. Prices ran from $299,900 to $578,000.

That wide middle spread is the main thing to know. About 32 of the 54 sales were under $400,000, many of them on Garrow Dr and nearby streets, and most of the rest were between about $410,000 and $578,000 on streets such as Allandale Ave, Cowley Dr and Seaforth Way. Sizes ran from about 1,500 to 3,300 square feet, with a median near 1,850. Treat Lancaster as two or three different markets, and compare a home only with sales on its own type of street.

Price

What Homes in Lancaster Actually Sold For

Price per square foot ran from about $151 to about $210 across the 54 sales, with a median near $173. Because homes range from small to large, the per-square-foot figure is steadier than the sale price for comparing one home to another.

For a specific home, look at the sales on the same street first. Homes on Garrow Dr and nearby streets sold in a narrow band in the low-to-mid $300Ks, while the larger homes on Allandale Ave and Cowley Dr sold from about $490,000 to $578,000.

Amenities and HOA

What the HOA Fee Covers

What the listings show

Dues differ depending on the type of home. The Garrow Dr listings I opened showed $255 per month. That fee includes lawn care, irrigation, building exterior maintenance, common area insurance and building hazard insurance, along with park, playground and pool amenities. The larger homes I opened showed a yearly fee: $850 on one listing, managed by Platinum Properties, and $775 on another that lists a clubhouse, pool, pickleball court and playground. Confirm the amount and what is covered for your exact address.

Ask before you offer

Ask for the covenants, the current budget and any rental rules in writing. Also ask what the monthly or yearly fee covers for your street, whether exterior maintenance is included, whether there is a transfer fee at closing, and whether any special assessments are planned. A $255 monthly fee that covers exterior and lawn work is a different deal from an $850 yearly fee that may not, so compare them on what you would otherwise pay for.

Fit

Who Lancaster Fits, and Who It Doesn't

It tends to fit if you

  • Want a Westfield address in Westfield-Washington Schools at prices that start near $300,000
  • Want lawn care and exterior maintenance handled through the HOA, as the Garrow Dr listings show
  • Want a larger home in the $490Ks to $580Ks with a pool and clubhouse access, as the larger-home listings show

It may not fit if you

  • Want a home with no HOA fee, since every listing I opened showed one
  • Need one tight price range, since sales spanned about $300,000 to $578,000
  • Want a very large home, because most sales were under about 2,500 square feet

A note from Ryan: I put this guide together from MLS sales and listing data, because most neighborhood pages online are auto-generated and skip the part that matters: the real numbers and what to confirm. If I got something wrong or out of date, tell me and I will fix it.
