A large, amenity-heavy neighborhood in 46062 with about 558 homes. Here is what homes have actually sold for, what you get for the dues, and the rules worth knowing before you fall in love with a house.
Lochaven was built out in phases from the early 2000s into the late 2010s, so you will see different eras of homes and builders (Blazier Manors at Lochaven, built by Pulte, is one of the newer pockets). It is one of the larger neighborhoods in Noblesville, and it is a place where people tend to stay: roughly 6% of homes sell in a typical year.
It is served by Noblesville Schools. The neighborhood sits next to Dr. James A. Dillon Park, and the amenity list is long: two pools, two clubhouses, tennis and pickleball, a playground, trails, and ponds.

Data note: Sales figures are summarized from MIBOR MLS closed sales in the 12 months before November 2026 and are not a prediction of any one home's value. HOA details come from the association and recent listings. Dues, rules, and management change, so always confirm with the association before you buy.
The spread is wide, and that is the most useful thing to understand. A $483,500 sale and a $1,125,000 sale are both "Lochaven." The difference is usually size, lot, age, and how much has been updated. The middle half of recent sales landed between about $635,000 and $885,000, with a median of $775,000.
On a per-square-foot basis the median is around $166, which is a better yardstick than list price when you compare a smaller older home to a newer, larger one. Thirty-three sales in a year is a healthy sample for a single neighborhood, but any one home still needs its own comparison. The neighborhood goes by two names in the MLS, "Lochaven" and "Lochaven of Noblesville," so searches that use only one will miss homes.
Dues were announced at $320 per quarter for 2026, which matches what recent listings show. The association is managed by Kirkpatrick Management Company, which took over on March 1, 2026.
What the dues support: two pools (one off Cherry Tree Road, one off Spayside Drive), two clubhouses, tennis and pickleball courts, a playground, trails, and the common-area ponds and landscaping.
The pools run on a pass system (key card or mobile pass) for residents and their guests. Pass fees and hours change each season, so check with the association rather than relying on last year's rules.
Two things I would always confirm for a specific address: whether the management company charges its own resale or transfer fee at closing (the covenants themselves do not set one, but management companies sometimes do), and the current assessment status. The association can issue an assessment certificate on request.
If you plan to rent the home out, ask the association directly. I did not find a leasing restriction in the recorded documents I reviewed, but I would get that confirmed in writing instead of taking my word for it.
Lochaven's covenants are more specific than most, and they are written by section, so what applies to you depends on where the lot is. For lots east of Cherry Tree Road, the architectural rules include:
If any of that matters to your plans (a backyard shed, a fence for a dog, a boat in the driveway), check the rules for the exact section before you make an offer. Rules in other sections can differ, and amendments have been recorded over the years.
Over the last 12 months (as of November 2026), 33 homes closed with a median price of $775,000. The middle half of sales was roughly $635,000 to $885,000, and the full range ran from about $483,500 to $1,125,000.
$320 per quarter was announced for 2026. Confirm the current figure with Kirkpatrick Management Company before you write an offer.

A note from Ryan: I put this guide together from the MLS, the association's own documents, and its website, because most neighborhood pages online are auto-generated and skip the part that matters: the rules and the real numbers. If I got something wrong or out of date, tell me and I will fix it.
