Price

What Homes in Sagamore Actually Sold For

This is a large-home market. In the main section, sales ran from $795,000 to $1,500,000 and the homes were big, from about 4,000 to 7,700 sq ft. Because the homes are so large, price per square foot is a more useful comparison than the sale price alone. The main section came in around $208 per sq ft, while Park Place was closer to $169.

With only 20 sales a year, a single sale can move the median noticeably. Treat the figures as a guide and ask for comparable sales on the specific street and size.

Amenities and HOA

What the HOA Fee Covers

What the listings show

Two recent listings showed annual mandatory fees of $731 and $765. One named Four Seasons Management as the manager. Listed inclusions were entrance and common area maintenance, common area insurance, professional management, and snow removal, and the higher listing also showed trash removal and builder controls. These are from a small number of listings, so confirm the current amount and what is covered.

Ask before you offer

Covenants and rules

Listings reference covenants and restrictions, and one also lists rules and regulations. Larger neighborhoods like this usually have architectural review requirements for exterior changes, pools and additions. Ask for the covenants for the specific section before you plan any projects. Park Place and Enclave may have separate associations, so check which one applies to the address.

Recorded documents

What the Recorded Covenants Say

I read the Sagamore declaration, recorded in January 2003 by the original developer. Sagamore is built around a golf club, and the declaration refers to the club property and a separate golf club membership plan, so ask what any membership costs and whether it is required.

  • Dues. The declaration does not state a dollar figure. Each year the board prepares a budget and a proposed annual assessment, and it takes effect unless the developer (while it controls the board) or a majority of the owners voting at the annual meeting disapproves it. The budget can include a reserve for capital needs.
  • Leasing. A dwelling may be leased by its owner if the term is at least six months and the lease requires the tenant to be bound by the declaration. An unimproved lot cannot be leased.
  • Vehicles. No mobile home, trailer or similar item may be stored outside or parked overnight on a lot, on the club property or on common areas other than in areas provided for it.
  • Use. Lots are for single-family residential use only, and a home occupation is allowed if the zoning permits it.

The Enclave at Sagamore condominium has its own separate declaration, which I have not read.

This summary is from a courtesy copy of the recorded documents. Later amendments and current association rules were not reviewed, and any of these provisions may have been changed, so confirm with the association before you buy.

Fit

Who Sagamore Fits, and Who It Doesn't

It tends to fit if you

  • Buyers who want a large, higher-end home in Noblesville with snow removal handled through the HOA
  • Move-up buyers who need 4,000 sq ft or more and are comparing price per square foot
  • Buyers who want a higher-end neighborhood and are fine with dues in the $700s per year

It may not fit if you

  • Buyers under about $700,000, since only a few sales in the past year were below that
  • Anyone looking for a neighborhood with a long list of listed amenities, because the listings I reviewed mostly showed maintenance and snow removal

A note from Ryan: I put this guide together from MLS sales and listing data, because most neighborhood pages online are auto-generated and skip the part that matters: the real numbers and what to confirm. If I got something wrong or out of date, tell me and I will fix it.
